The design intent for this development is to create an exciting and architecturally distinct building that will compliment the form and character of its unique neighbourhood. This is achieved by careful consideration of various factors that inform the overall design such as: the location of the building on the site, massing, articulation of the facades, vehicle and pedestrian circulation, and the design of the commercial facades and landscaping to create a lively streetscape.

The building steps down in height and massing to match the scale of the adjacent lower density residential and professional service developments. The landscaped terrace breaks up the massing of the building both visually and physically by differentiating the commercial spaces from the residential spaces, while at the same time providing privacy for the residents above and visual interest for the pedestrians below.

The dynamic facade changes the overall look of the building depending on which way you approach the building. Triangular living spaces repeated on levels two through six but shifted in plan create the exciting pattern. A gradation of colour on the angled surfaces also enlivens the facade and is intended to give the perception of the upper levels fading into the sky.
