WEST Townhouses View Royal, BC

For this 21 unit townhouse development LTA developed a style and character to suit the surrounding natural environment and much of the vegetation and trees, including majestic cedars and Douglas Firs, were left in their natural state. To minimize impact on the site the parking was developed at grade with minimal leveling of the granite base, and the units were designed to ‘cascade’ from upper levels on the roof of the parkade down to lower levels at grade. This atypical design creates a pyramid-like sectional profile with space for a private pedestrian landscaped mews over the roof of the parkade. In this same inward facing space are front yard gardens for each townhouse. Facing outward at the same level each unit has a balcony, and backyard areas face outward at grade level to the surrounding park-like setting.

The landscaping in the central mews area creates privacy between townhouses across from each other, and the townhouse layout designs set the main living areas and master bedrooms on the upper level with additional bedrooms below. The innovative connection between the parkade and townhouses allows residents to enter their homes at the lower level from private garage spaces within the parkade.
